Job Summary
The residential lettings market provides individuals and families with a flexible housing solution without the long-term commitment of property ownership and plays a key role in Jersey’s Bridging Island Plan.
As part of the Property Management team, the Property Manager – Residential will focus on managing properties owned by private individuals or companies. This role involves overseeing the management, maintenance, and development of properties by working closely with tenants, contractors, and owners.
The primary objective is to ensure the smooth and efficient running of the property portfolio while delivering a high standard of service to tenants and stakeholders. The role will integrate with the Surveying and Accounts departments and include cross-collaboration with other Property Managers.
Key Responsibilities
1. Property Management

Oversee the day-to-day management of residential properties.

Conduct inspections to assess maintenance needs, health and safety compliance, and overall property condition.

Handle tenant inquiries, complaints, and requests promptly and professionally, maintaining high levels of tenant satisfaction.

Co-ordinate and manage property repairs, renovations, and maintenance activities, ensuring timely completion and cost-effectiveness.

Maintain accurate and up-to-date property records, including lease agreements, rental payments, and maintenance history.

Attend client meetings and lead annual client visits.
2. Tenant Relations

Act as the primary point of contact for tenants, addressing concerns and resolving issues efficiently.

Manage the application and selection process for new tenants, including background checks, preparing tenancy agreements, and ensuring compliance with Jersey housing regulations.

Manage lease renewals, rental increases, and tenant move-outs in accordance with owners’ wishes, legal requirements, and company policies.

Set up new tenancy files within internal systems in line with company procedures.

Carry out administrative duties, including correspondence and documentation for tenants.
3. Financial Management

Assist in collecting rent payments, reviewing and approving contractor invoices, and managing financial transactions related to the properties.

Assist in recovering arrears and take appropriate action to minimise financial losses.

Collaborate with the Accounts team to ensure all transactions are accurately processed and to prepare financial and management reports for owners.

Ensure all meter readings are completed in a timely manner and costs apportioned accurately.
4. Compliance and Regulation

Remain up to date with Jersey housing legislation, regulations, and standards, ensuring compliance across all managed properties.

Ensure properties meet all health and safety requirements.

Adhere to company policies and procedures, including AML and GDPR obligations, and undertake regular in-house training.

Remain vigilant and report any regulatory suspicions or breaches (including AML and GDPR) in a timely manner to the MLRO.
5. Internal Responsibilities

Qualifications and Experience
-
Educated to relevant degree level or equivalent in Property Management or related discipline.

Minimum 2 years’ experience in property management or a similar role.

Strong understanding of property law and health and safety regulations in Jersey.

Experience in the management and administration of co-ownership companies and associations.

Proficient in using MS Office 365.

Solid understanding of risk management relating to properties.

Valid driving licence.
