The Role: Estate Operative
Job Summary:
To provide efficient and effective caretaking support to Block properties ensuring the general appearance of the buildings and surrounding areas are maintained in accordance with the required standards.
The ideal candidate will be working in a team with other estate operatives providing cross-support to support the smooth running of the management of each block and the provision of the best possible service to clients, tenants and other occupiers of the managed properties.
Key Responsibilities:
1. Property Management:
Check on communal lighting both internally and externally replacing bulbs and tubes and carry out minor repairs and maintenance as required.
Carry out temporary repairs as and when required and report any serious defects to the property manager.
Report and assist with investigating any vandalism and assist to repair any damage.
To arrange the bins for weekly collection of refuse by the Parish, checking they remain clean and tidy in the bin area at all times.
General maintenance and repairs to be carried out i.e painting and small general repairs.
2. Compliance and Regulation
Ensure properties meet the health and safety requirements.
Understand and adhere to company policies and procedures, including AML
and GDPR obligations and undertake regular in-house training.
Remain vigilant and report any regulatory suspicions including AML and GDPR
breaches in a timely manner to the MLRO.
3. Internal Responsibilities
All staff must respect the confidentiality of any matters they may learn in the course of their duties relating to the business.
Maintain a pro-active approach to identifying new and progressing existing business opportunities.
Support the business with identifying high risks to the business in a timely manner.
Strive to work effectively and efficiently, minimising operational costs where possible.
Carry out any tasks that may be reasonably required to improve management of properties.
Undertake any other reasonable tasks in line with skills and knowledge for this position.
Preferably, as a minimum educated to 5 GCSEs (A-C) or equivalent.
