The Role: Building Surveyor

Job Summary:

Building surveyors form an integral part of the built environment, assessing the condition of buildings, identifying defects, advising on environmental, health and safety issues, and providing advice in relation to legal and planning issues. Your expertise will help shape the future of construction while ensuring the well-being of occupants and the built environment.

As part of the surveying team, you will deal with all aspects of building surveying across both private and public sector. You will form part of the team responsible for providing an outstanding quality of building surveying services and assisting to achieve successful outcomes for a wide range of clients. You will also be responsible for managing projects and to ensure that they are completed within the agreed timeframes and to budget.

This role will integrate with the property management and accounts departments.

Key Responsibilities:

1. Building surveyor:

  • Provide technical and advisory guidance to clients, stakeholders, and other team members.

  • Undertake projects in accordance with RICS standards.

  • Ensure, contribute, lead, and identify on the delivery of quality assured client

    focussed projects and services to meet the agreed clients’ requirements.

  • Prepare specifications and drawings and carry out risk assessments for

    improvement and refurbishment projects.

  • Prepare tender documents, undertake C.A and project management duties

    including site monitoring of relevant contracts, ensuring compliance and

    quality control.

  • Undertake site surveys in relation to completing detailed building condition

    surveys, schedules of condition, dilapidations, measured surveys, planned maintenance and defect analysis, to include analytical investigation, research, and preparation of technical reports with clarity of findings and recommendations.

  • Carry out Reinstatement Cost Assessments on a range of building types.

2. Financial Management

  • Prepare bespoke project budgets and manage these within agreed timelines and cost.

  • Work with the property managers and accounts team to ensure appropriate service charges are levied and project costs recouped.

3. Compliance and Regulation

  • Remain up to date with Jersey housing legislation, regulations and standards and ensure the housing trusts comply with the legislation.

  • Understand and adhere to company policies and procedures, including AML and GDPR obligations and undertake regular in-house training.

  • Remain vigilant and report any regulatory suspicions including AML and GDPR breaches in a timely manner to the MLRO.

4. Internal Responsibilities

  • Maintain a pro-active approach to identifying new and progressing existing business opportunities by advising management of potential business streams and actively working in conjunction with the marketing plan.

  • Support the company in terms of client development and demonstrate an ability to foster professional relationships with new and existing clients.

  • Promote a professional service on behalf of the Company to official representatives of external clients.

  • Promote continuous improvement and deliver demonstrable high quality products and services which embrace quality standards.

  • Demonstrate personal commitment to the company’s IIP strategy and CSR targets.

  • Support the business with identifying high risks to the business in a timely manner.

  • Strive to work effectively and efficiently, minimising operational costs where possible.

  • Carry out any tasks that may be reasonably required to improve management of properties.

  • Undertake any other reasonable tasks in line with skills and knowledge for this position.

  • Take reasonable care of your health, safety and welfare and others in accordance with Health & Safety at Work (Jersey) Law 1989.


Qualifications and Experience
  • Professional membership of the Royal Institute of Chartered Surveyors; or equivalent and be working or prepared to work towards MRICS status.

  • Bachelor’s Degree or equivalent in a Building Surveying related discipline

  • Holds a current site card or is prepared to immediately attain.

  • Minimum 3 years’ experience in a similar role

  • Demonstrable experience in using MS Office365

  • Knowledge of the Building Regulations and other construction and building surveying related legislation

  • Excellent understanding of current construction and health and safety legislation including Management in Construction (Jersey) Regulation 2016 and risks and hazards associated with asbestos and legionella.

  • Valid driving licence
