Job Title: Property Manager

Reports to: Senior Property Manager

Job Summary:
Block properties provides individuals and families with a lock-up-and-go housing solution with increased security, reduced property maintenance, shared recreational areas and access to a housing community.

As part of the Property Management team, the Property Manager – Block Management, will focus on multi-owner, communal areas, shared utilities and shared building maintenance property structures. This role will include overseeing the management, maintenance and development of the properties by working closely with the owners and contractors. The primary objective is to ensure the smooth and efficient running of the property portfolio while providing a high standard of service to owners.

This role will integrate with the surveying and accounts departments and include cross collaboration with other property managers.

Key Responsibilities:

1. Property Management:

  • Oversee day-to-day management of block properties.
  • Conduct inspections to assess maintenance needs, health and safety compliance

    and overall condition of the properties.

  • Handle owner inquiries, complaints and requests promptly and professionally,

    striving to maintain high levels of owner satisfaction.

  • Coordinate and manage property repairs, renovations and maintenance activities,

    ensuring timely completion and cost-effectiveness.

  • Maintain accurate and up-to-date property records, including services charges,

    budgets and maintenance history.

  • Arrange and lead AGM’s.

2. Owner Relations:

  • Act as primary point of contact for owners, address their concerns and resolving any issues that may arise.
  • Manage transitioning and due diligence processes for new owners.
  • Carry out any administrative duties e.g., minutes of meetings.

3. Financial Management

  • Assist to collect service charges, review and approve contractor invoices, and manage financial transactions related to the properties.
  • Assist to collect arrears, taking appropriate action to minimise financial losses.
  • Collaborate with the accounts team to ensure that all transactions are accurately processed, to prepare financial and management reports and analysis relating to

    the properties for the owners.

4. Compliance and Regulation

  • Ensure properties meet the health and safety requirements.
  • Understand and adhere to company policies and procedures, including AML and

    GDPR obligations and undertake regular in-house training.

  • Remain vigilant and report any regulatory suspicions including AML and GDPR

    breaches in a timely manner to the MLRO.

5. Internal Responsibilities

  • Maintain a pro-active approach to identifying new and progressing existing business opportunities.
  • Support the business with identifying high risks to the business in a timely manner.
  • Strive to work effectively and efficiently, minimising operational costs where

    possible.

  • Carry out any tasks that may be reasonably required to improve management of

    properties.

  • Undertake any other reasonable tasks in line with skills and knowledge for this

    position.

    Qualifications and experience:

  • Educated to 5 GCSE’s minimum
  • Minimum 2 years’ experience in property management or similar role
  • Good understanding of property law and health and safety regulations in Jersey
  • Experience of the management and administration of co-ownership companies and

    associations preferred

  • Demonstrable experience in using MS Office36
  • Solid understanding of risk management relating to properties
  • Valid driving licence
